3 Things Your Lazy Realtor Won’t Do

for sale signLast week I shared about an upcoming move for Christine and I, and now our home officially on the market. Our realtor, Michael, is a long time friend and goes out of his way to do things the right way. His average days on market are much lower than other agents and he gets top dollar for his listings.

I’m an out-of-the-box thinker and so is Michael, so when I suggested we do things a bit differently to generate interest in our ranch, Michael agreed without skipping a beat. Here’s what we’ve done.

Create a Simple Website

We live in a digital world, there’s no doubt about it. Access to MLS (Multiple Listing Services) data is easy to come by without involving a real estate agent. The data is pretty straight forward though and doesn’t allow you to break the boundaries to stand apart from other listings.

Three hours after realizing this, 111saddleriver.com was live online. (This link may not work after 2011).

The site is simple and does a great job telling a story. What you see there is the culmination of about three hours of work (not including taking the photos). All those great photos don’t fit into the MLS in a neat package, so the website gives them a place to shine.

The yard sign has the website link on it, and so do the flyers. Even the MLS remarks section has a link to the site. Here’s a lesson in marketing your marketing. It’s not enough to build a website, you also need to tell people about it.

Features don’t sell anything. Stories and benefits do. That’s why you’ll find a story page on the website. You never see that on the MLS, do you?

Multi-level Marketing or Affiliate Program?

Learn how you can make money with MoolalaIf the term multi-level marketing makes you want to instantly sever friendships on facebook, a new business model promises to crush the old way of thinking with a fresh twist.

The traditional multi-level “business opportunity” encourages an owner to sell the idea to their family and friends. Of course, they’ll make more money as they sign up more people. Truth be told, the business is not for everyone, and you may be someone who’s lost money after being nudged into it.

MooLaLa (affiliate link) was co-founded by my friend Jon Dale and is more similar to an affiliate program, but with multiple levels. Instead of a traditional multi-level marketing where you’re required to sell stuff to other people, you don’t do that here. It’s more similar to the coupon sites Groupon and LivingSocial where you’ll receive a daily deal (at least 50% off retail) in your email.

The catch with MooLaLa is that  others can sign up through your link without paying anything. When a deal comes through in your friend’s area, regardless of where you live, you get paid a percentage when they buy. That’s how a traditional affiliate program works, but Moolala takes it a few steps deeper.

In the new model you share in the savings when people five levels deep buy a daily deal, even if you don’t. Pretty neat if you ask me.

Marta Goertzen wants to know how I liked the Virgin Mobile MiFi that I test drove on a two-week road trip. We visited ten states and I loved it. It did slow up at times but I only lost a signal twice, for a few minutes each time. Both were driving through the mountains.

Marta also had a question about an accountability type group that I was talking about starting last month.

  2. Get it published
  3. Start with small market radio and television
    1. Ask for the morning show producer or news director (Email/mail book or materials)
    2. Give them a timeline
    3. Feed them questions
    4. Have something to invite the viewers to
    5. Write down every contact you meet at the TV/radio station
  4. Follow up plan
    1. Thank you notes for people you’ve met
    2. Add to Facebook and other social media contacts
    3. Schedule out followup phone calls, ask for national referral
    4. Ask for referrals to reporters that normally cover your area of expertise
  5. Helpful tips
    1. Create Internet feeder to sort news items that relate to you area of expertise
    2. Create your own You Tube and podcast show (book guests)
    3. Create a DVD of all broadcasts
